What is a BMS Audit

A modern commercial building has a management system that controls ventilation, heating, cooling, and lighting. This system was configured once — when the facility was handed over. Since then, tenants have changed, working hours have changed, part of the space has been refurbished, and equipment has been replaced. The settings usually stayed the same.
A BMS audit checks whether the control layer still matches how the building is actually used. We look for discrepancies between the configuration and reality: operating schedules for air handling units set for occupancy levels from years ago, points left in manual mode after the last fault, sensors providing readings no one believes, zones being heated and cooled at the same time.
This is what distinguishes a BMS audit from an energy audit. An energy audit covers the whole facility and asks where you are losing energy. A BMS audit goes one level deeper and asks whether the system you already have and have already paid for is doing what it was bought to do. The conclusions are usually different: not “invest in new equipment,” but “you already have the equipment; it is operating in the wrong mode.”
There is also a second layer. A properly configured BMS is a source of measurement data about the building. Without reliable trends, there is no sound CRREM assessment, no meaningful reporting, and no evidence for the financing institution.
Scope includes:
1. inventory of the system architecture and point list
2. verification of settings, schedules, and zoning
3. checks of sensors and signal quality
4. analysis of trends and data archiving methods
5. review of alarms and operator response procedures
6. assessment of subsystem integration and metering
7. recommendations divided into correction, add-ons, and replacement
8. assessment of compliance with EPBD and the Taxonomy
