Energy Audit

An energy audit answers three questions: how much the facility really consumes, where it loses that energy, and which actions will pay back fastest. It is based on actual data — invoices, meter readings, automation logs — rather than calculated values.
This is what distinguishes an audit from an energy performance certificate. A certificate is created in a normalized model and describes how a building should behave under assumed operating conditions. An audit describes how it actually behaves — with all the differences resulting from settings, operating schedules, system condition, and the way tenants use the building.
The result is not a description of the current state, but a list of actions ranked by the relationship between cost and effect. In practice, it is divided into two parts. The first covers adjustments in the way the building is operated — settings, schedules, controls — that cost little or nothing. The second covers investments in the building fabric and systems, requiring a budget and a timeline. The order matters: in most buildings, the first group delivers part of the savings before any investment decision is made.
The scope includes:
1. analysis of the consumption of all energy carriers
2. assessment of the external envelope and the condition of installations
3. review of HVAC, lighting, domestic hot water and automation
4. verification of metering and the quality of measurement data
5. analysis of the potential for implementing renewable energy sources
6. a list of actions with cost estimate, savings and payback period
7. implementation plan and verification of achieved results
