What is transaction support

In a real estate transaction, ESG rarely determines whether the deal goes through. It determines the price. Excessive energy consumption, an incorrect EPC, non-compliance with taxonomy, unaddressed climate risks, a lack of a decarbonisation or certification strategy — each of these gaps enters negotiations as an argument for lowering the valuation or for adding an extra reserve in the agreement.
We support both sides of the process. However, the scope of work is different, because the risk is different.
The seller prepares the asset for going to market. The goal is a complete set of verified data assembled before the process begins — so that the buyer does not discover anything that the seller did not already find. A gap discovered in due diligence costs many times more than the same gap closed six months earlier.
The buyer assesses what is actually being acquired. The asset is purchased together with its regulatory obligations for the next decade: the cost of bringing it up to standard, the risk of losing tenants, the risk of a stranded asset. Our task is to value this before the price is set.
The scope includes:
1. ESG Due Diligence with modelling
2. regulatory risk assessment and the CRREM pathway
3. CAPEX planning and valuation
4. preparation of data for the data room (seller side)
5. cross-border ESG DD for assets in multiple jurisdictions
6. project management of remedial actions after closing
